The man, who has not been named, published an advert for his apartment in Malmo, Sweden, it was reported.
But when a 24-year-old woman replied, she was told the landlord expected to have sex with her if she were to have any chance of getting the flat.
He added that he expected this arrangement to continue throughout her tenancy.
The woman did not reply again and instead reported the matter to the police.
"It's about the demands for sexual favours both before she got permission to rent the flat and then continued demands for the duration of time that she would live there," Linda Pleym, information officer of the Malmö police said.
Police are treating the case as blackmail and sexual molestation. It is not known if other applicants were also asked about sexual favours. - See more at:
